The Benefits of a Pre-Listing Inspection

The Benefits of a Pre-Listing Inspection

Seller disclosure statement in a real estate transaction

The Benefits of a Pre-Listing Inspection by North Jersey Property Inspections are the rewards it offers for the seller, the Realtor and the buyer and is a smart move. As a Seller, you save money because you’ll find out ahead of time what their buyer’s inspector is going to find wrong with your home. It also demonstrates that you have made every effort to provide a full disclosure of the property.

Once you have identified items in need of repair in your home, you can research estimates from local contractors to find out what the cost is to repair them.  You may choose to adjust your selling price for an As-Is Listing, or you may choose to make the repair and sell your home for it’s full market value.

An additional added value for you is that items listed on the seller’s disclosure removes them from the negotiation table.  If you choose to sell your home AS IS, you might still want to obtain at least three estimates and keep them handy in the event they are needed at a later time.  Maybe the buyer thinks you haven’t lowered the price sufficiently for the repairs.  Now you can show you did your homework.  Most contractor estimates are good for 9o days, so if the house is still sitting on the market, you might consider having the items repaired after all.  You might also decide to provide the estimates to your buyer.  The buyer will have peace of mind knowing what the repairs will cost and that they have a likely honored estimate from a contractor.

Once you have accepted an offer on your home, the Realtor and you both have peace of mind knowing you won’t have to haggle over expensive repairs that your buyer’s inspector finds.

The Pre-Listing Inspection by North Jersey Property Inspections is not transferable to the buyer.  However, if the buyer schedules a re-inspection with us, they’ll pay the re-inspection rate which will save them a considerable amount of money.  They will definitely see that as an added value when deciding to select your home.

So, if you’re thinking about selling your home this season, be sure to consider the benefits of a pre-listing inspection by North Jersey Property Inspections.  Your Realtor will be grateful you’re doing your part to get the best price for your home, while eliminating many haggling opportunities after the offer has been accepted. And your buyer will appreciate the honesty about the home’s condition and have peace of mind that your home is not going to be their money pit.
